Project launch
How many projects only hit their full potential after a year of teething issues and expensive tweaks? And how many never really take off? The devil is in the details. At Butler Point, we're here to provide the detailed expertise that will give your project a flying start.
Direct success formula for projects
Butler Point is here to help you perform at your best right from the moment of handover. We believe in thinking ahead during the design phase, focusing on the needs of future residents. This involves both major and minor details that are often overlooked. For example, where will residents park their bikes, cargo bikes, or scooters if they want to use them again an hour later? What will their actual walking routes be? Is the shortest path cutting through green spaces? Does the greenery match what they want? Will the building's location (near the beach or surrounded by trees) require extra cleaning due to sand, salt, or leaves? How safe do residents feel in the car park or on the (emergency) staircases? These are all things best considered upfront, rather than waiting until after handover when complaints start coming in.
Facilities
Butler Point has years of experience with various facilities in residential complexes, which means we can offer advice on what works and what doesn't, as well as the pros and cons of different choices.
Safety
A sense of safety in an apartment complex is one of the most basic requirements for a pleasant living experience. Through our many interactions with residents, we understand the difference between objective safety and perceived safety. Our clients, or their suppliers, often know a lot about objective safety but less about how it translates into real-life experiences. We're aware of both the strengths and weaknesses of measures that contribute to both types of safety.
Maintenance
Thinking about how maintenance of an apartment complex and its installations will be carried out should start during the design phase. Who will need access to specific areas, and with what materials or tools? Is that access safe? Can it be done without incurring high costs (for example, from hiring a cherry picker)? How can maintenance be performed with minimal disruption to residents' privacy? These questions apply not just to window cleaning, but also to the inspection, cleaning, maintenance, and replacement of equipment like heat pumps, air conditioning units, solar panels, and cameras. By addressing these issues early on, you can save costs and ensure safe working conditions later.
Communication
Good communication with residents is crucial for ensuring their ongoing satisfaction. We're happy to help you choose a communication tool that meets the needs of both users and the property manager or homeowners' association. This could be done in various ways, such as through a dedicated community app or a WhatsApp group chat. From the moment of handover – ideally even a bit earlier – residents, the property manager, and our on-site staff should be reachable for each other, especially since many questions will arise during this time.
Move-in support
Having a Butler Point staff member on-site from the moment of handover can make the move-in process much smoother. This person can serve as the main point of contact for residents, the property manager, and other involved parties like movers and suppliers for several weeks. With their technical knowledge, they can effectively address questions and issues, ensuring the building remains undamaged during all the transport. They will provide oversight and ensure that vulnerable areas, such as lifts, floors, stairs, and corners, are protected. Additionally, they can supply moving equipment and protective materials, as well as coordinate time slots for furniture transport with the residents.
